Jämförelse mellan partnering och traditionella byggprojekt, sett till kvalitet och ekonomi..

På grund av brister i byggbranschen har avtalsformen partnering introducerats i Sverige. Beroende pa? hur mycket erfarenhet inom a?mnet och position de olika aktö?rerna har, upplevs partnering olika.Ett särskilt projekt har följts upp. Målet var att underso?ka om besta?llaren gjorde ra?tt val i att bortprioritera ett incitamentsavtal. .

Byggbranschen är, jämför med andra branscher konservativ. Förändringar, förbättringar och effektivisering sker men inte i den utsträckning och takt det borde. Under mitten av 1980-talet utvecklades en ny samarbetsform i USA och Storbritannien, som kom att kallas för Partnering.Vårt huvudsyfte med denna rapport är att se hur tillämpning av samarbetsformen partnering är inom småhusprojekt. Partnering är ett begrepp som används där man har gemensamma mål, öppenhet med öppna böcker och stor tillit för byggherrens bästa. Att försöka definiera partnering i Sverige har inte varit angeläget eftersom stora variationer i arbetssätt gjorts till respektive projekt.

The purpose of this thesis is to examine how the working method partnering has been welcomed in the Swedish construction company NCC and find possible explanations to this. The theoretical background used to understand and discuss our findings mainly builds on value and network dynamics. The empirical study is of a qualitative nature and builds upon 13 semi-structured interviews and the participation in a two-day start up workshop with 21 representatives from involved parties. The study shows that partnering has been positively accepted at NCC. Possible explanations for this can be found in the contrast the method represents to the traditional way of working within the construction industry.

The purpose of this study was to identify the positive and negative aspects of the work and dynamics of a management team and from that recommend how the team can improve. The aim was also to investigate whether there was a gap between how the members of the management team comprehend themselves and how the project, section and team managers comprehend the management team. The management team contains of seven core team members and is the head function of a research and development site in central Sweden. The results are based on interviews with the present members of the management team and three former members, a survey among the project, section and team managers and by participating observation on meetings with the team. The results show that the management team is an overall well-functioning team that with some changes and improvements, especially concerning communication and information, can reach even further.

För att råda bot på dessa problem har ett nytt sätt för att genomföra byggentreprenader tagits fram: partnering. Medans de privata byggherrarna är fria att upphandla byggentreprenader efter eget skön styrs de offentliga byggherrarna av Lag (2007:1091) om offentlig upphandlings(LOU) regler och principer. Uppsatsen utreder huruvida det är förenligt med LOU att genomföra byggentreprenader med hjälp av partnering. Som ett led i detta utreder uppsatsen även vad partnering innebär samt utreder vilka regler och principer som en offentlig byggherre har att följa enligt LOU då den upphandlar byggentreprenader över gällande tröskelvärde..

The construction industry has been heavily criticized in the past few years for its development of productivity compared to the manufacturing industry. In 2009 the Social Care Center developed a report that treated och criticized different errors within the construction industry. For instance competence, construction errors and performance had showned bad results which had to be improved. A common sentence within the building industry is that ?every project is unique?. Today it?s common for a construction company to have costs for material and services which exceeds two-thirds of the total cost.

Byggbranschen har de senaste åren fått utstå en hel del kritik. Kritiken riktas främst mot höga byggkostnader, dåligt utnyttjande av projekttiden och bristande kommunikation mellan beställare och entreprenör. Från USA via England och Danmark har samarbetsformen partnering dragit in över Sverige. Tanken är att man med öppna böcker, teambuilding och gemensamma mål ska kunna komma tillrätta med de problem som funnits i byggbranschen de senaste åren.Efter att under några år ha arbetat med partneringprojekt vill Åhlin & Ekeroth nu utvärdera partnering som samarbetsform. I ett intervjubaserat examensarbete har några av de partneringprojekt som Åhlin & Ekeroth är involverade i utvärderats.

Det finns ett stort behov av att effektivisera byggbranschen i Sverige och partnering ses ofta som ett möjligt arbetssätt för att uppnå bättre resultat. Uppfattningen om vad partnering i ett byggprojekt innebär skiljer sig dock åt. Trots detta genomförs forskning runt om i världen i syfte att belysa skillnader mellan traditionella byggprojekt och partneringprojekt. Resultaten är inte tydliga och forskningen har fått kritik för att vara partisk genom att främst fokusera på fördelarna och inte på svårigheter och nackdelar.Med syftet att fördjupa kunskapen om partnering har två tillsynes likvärdiga byggprojekt jämförts. Det är Stockholms två nya arenor som har studerats; Friends Arena och Tele2 Arena.

Hur skiljer sig tillfälliga team från stabila team, som bland annat har möjlighet till gemensamt teambyggande?Team är ett populärt arbetsverktyg som blir allt vanligare inom företag och organisationer. Somliga team är stabila över tid och skapar därmed familjaritet, vi-känsla, normer, rutiner och tydliga roller och de har ofta hjälp av teambyggande. Andra team är tillfälliga och karakteriseras som innovativa, anpassningsbara, med få konflikter och bättre på kommunikation. Genom en litteraturstudie studeras tidigare forskning i vilken diskuteras hur prestationen påverkas av team beroende på om de är tillfälliga eller stabila.
